SITE WORK BEGINS FOR NORDSTROM EXPANSION AT DULLES TOWN CENTER

DULLES, VA, Feb. 5, 2001 -- Just 17 months after the grand opening of Dulles Town Center, the Washington’s area’s newest super-regional mall in Dulles, VA, developer Lerner Enterprises began site work last month in preparation for the Fall 2002 opening of a new 144,000 square-foot Nordstrom store.

The Dulles Town Center Nordstrom (NYSE: JWN) will join Hecht’s, Lord & Taylor, JC Penney and Sears as the fifth anchor store at the popular, high-profile suburban mall. "We are ecstatic about adding Nordstrom, one of America’s premier fashion specialty department stores, to Dulles Town Center," said Arthur N. Fuccillo, Director of Development for Lerner Enterprises. "Nordstrom provides yet another alternative to the wonderful quality of shopping choices available to our clientele." Nordstrom will be positioned at the end of Town Court, the mall’s new two-level 60,000 square-foot wing, which will feature an upscale array of tenants. Town Court will open simultaneously with Nordstrom.

The 1.4 million-square-foot Dulles Town Center mall is co-owned with Lerner Enterprises by Connecticut General Life Insurance Company (CIGNA). The mall opened in August 1999 and features more over 130 specialty shops including Abercrombie & Fitch, The Gap, The Disney Store, Banana Republic, Eddie Bauer and Old Navy; The Eatery, an extensive food court and an outdoor restaurant park. According to Fuccilllo, since its opening, Dulles Town Center has produced strong sales performance figures, far surpassing projections. The mall is located in the heart of Loudoun County, the third fastest growing county in the nation and just minutes from Fairfax County, one of America’s most affluent counties. "This combination of growth and affluence has contributed greatly to Dulles Town Center’s success," Fuccillo said.

Jim O’Neal, Executive Vice President and General Manager for Nordstrom’s East Coast region echoes the sentiment. "Dulles Town Center provides a strong offering of retail choices to customers," he said. "We’re excited to join this highly successful project and expand our service to customers in the greater Washington, D.C. area."

Lerner Enterprises, founded by Theodore N. Lerner, is one of Washington, DC’s largest real estate developers and is involved in all phases of commercial and residential real estate including planning, development, construction, leasing, asset management and property management.  The company's regional mall portfolio also includes White Flint in North Bethesda, Maryland and Landover Mall in Landover, Maryland.  Lerner was also the original developer of Tysons Corner Center and Tysons II Galleria in McLean, Virginia and Wheaton Plaza in Wheaton, Maryland.
